This is an overview about the ocean view lots available along the East Cape. I can help you understand the area based on your search criteria, some buyers prefer being close to a surf spot, others like hilltop for panoramic views or luxury living like Costa Palmas. East Cape South, closer to San José del Cabo all the way to La Ribera (Costa Palmas -Four Seasons) and East Cape North from Buenavista / Los Barriles to La Ventana. If you land in Los Cabos Airport (San José del Cabo), you drive to town and then pass the Puerto Los Cabos Marina. Drive along the coastline by the East Cape road.

Zacatitos is the first town you find. Homeowners like being so close to San Jose (around 20 minutes), this is a very active community with probably the most populated area.

Surf spots:

The following areas are: Shipwrecks, La Fortuna, 9 Palms and Punta Perfecta (Vinorama) offer surfing for beginners and experts during the summer months.

Terranova II, north of La Fortuna about ¼ mile there is this gated community with ocean view lots from ⅓ acre to over half acre. Easy to build on, if you look in the map you are pretty much in the heart of the East Cape South, 30 minutes away from San Jose del Cabo and right in the middle of all the surf spots. It's a quiet area but in 1 ⁄ 4 miles Zai Sushi and Lateral are on the beach.

9 Palms

Very limited property. Most of the land available in this area are large parcels from 14 acres and over. Connect with Tomas and get notifications for new real estate listings. This is a nice Bay with long gentle waves.

Vinorama

The highlight of this area is Punta Perfecta, a faster wave and during the winter you can see some kite surfers.

La Ribera

Drive north from Los Cabos Airport. There are a couple of popular areas on this side. Costa Palmas, a master planned community home of the Four Seasons. So far, this is the luxury side of the East Cape.

Lighthouse Point Estates

For those who like the East Cape but prefer all the utilities on site, this is a residential area with affordable lots.
