It is possible for Americans, Canadians and foreigners to finance property in Mexico.

Financing Baja Real Estate

Financing for US & Canadian citizens has been available since 2006 using the Mexico property as collateral. Many lenders have come and gone from our Mexico market during this time and currently the only lenders that are funding are high interest rate lenders. Rates typically end up anywhere between 9.5% - 16%. Typical down payments required are 35% and loans vary anywhere from 20 yrs  - 30yr amortizations. It is typical to not have a prepayment penalty, however all loans are viewed on a case by case basis. Baja Smart Real Estate only refers clients to lenders who have successfully funded loans in our Market.

Prequalification

The prequalification or creditworthiness process starts by answering a short series of questions and giving the authorization to order the borrower’s credit report. This process provides the borrower(s) with an initial decision that will determine the next steps in the loan process. For each applicant the following information is required:

● Type of loan

● Purchase or Cash Out Refinance

● Loan Amount

● Property Address

● Primary or secondary residence

● Name

● Address

● Phone number

● Email

● Social Security Number

● Date of Birth

● Estimated Annual Income

● Estimated Assets (checking, savings, retirement, etc.)

● Signature for borrower certification and authorization

The next step is to complete the prequalification process. All required information listed above is reviewed for accuracy and determined if the borrower(s) meet the strict requirements of progressing to the pre-approval, underwriting and funding of the loan. The borrower will receive a decision on prequalification within 48 hours after all information has been provided.
